LomneraYour report deserves a life after delivery.
You put careful work into a thorough report. Lomnera helps clients keep using that work after delivery — with findings explained, questions answered in context, and maintenance informed by what you documented. Your original report remains the source record.
Built by Charlie Maison — certified home inspector and licensed real estate professional. Designed with respect for the inspection profession.

After closing, the report can lose its usefulness.
After closing, even a thorough report can become difficult for clients to revisit, and the inspector’s work gradually loses visibility. Lomnera is built to keep that work clearer and more usable over time — without replacing the inspector or rewriting the report.
Traditional delivery and a Lomnera-assisted experience
Traditional delivery
Inspection → PDF delivered → questions by phone or email → closing → the report fades into the background
With Lomnera
Inspection → report organized in an app → clients can revisit explanations → findings can inform maintenance context → your work remains useful well after closing
What your clients get
- Findings explained in plain English — with your original language preserved for reference
- Priorities organized: safety, major systems, maintenance, cosmetic
- Answers to their questions, grounded in your report — not generic internet guesses
- Property details from the report added to a living home profile for review
- Maintenance context that can reflect what the report documented
Lomnera does not position itself as the author of your findings or a second opinion on your work. Your report is the record; Lomnera helps clients read and use it.
What you get
Clearer client follow-through.
Clients can revisit explanations and better understand what the report already says — including outside business hours.
A modern client experience.
Your report becomes something clients can continue to use after delivery, not only a PDF they open once.
Work that remains useful after closing.
Your findings stay available as part of the home’s ongoing record. Possible co-branding and delivery workflows are being explored with pilot inspectors.
A small group of inspectors shaping the program.
Lomnera is preparing for launch, and the inspector program is being shaped with a small group of working inspectors.
During the pilot: participating inspectors receive free access for their clients and a direct line to the founder. Feedback helps guide what gets built next.
Being explored with pilot participants: possible co-branding, report-delivery workflows, and how inspectors introduce the app to clients. These are not shipped features today.
What we ask in return: introduce Lomnera to some of your clients, and tell us honestly what works and what doesn’t.
Inspector FAQ
- Does Lomnera create liability for me?
- Lomnera is designed to preserve the inspector’s original language and clearly distinguish it from AI-assisted explanations. It does not alter the report, issue a new inspection opinion, or replace appropriate professional follow-up. It is not designed to grade or replace the inspector’s report. Inspectors should evaluate participation based on their own business practices, insurance coverage, agreements, and legal requirements.
- Does it work with my report software?
- Clients upload the delivered PDF, so the pilot does not require a direct integration with a particular report-writing platform. Report formatting varies, and processing quality may depend on the document.
- Is this trying to replace inspectors?
- No. Lomnera exists because reports are often underused after delivery — not because inspections are. The purpose is to help clients get more lasting value from the inspector’s work.
- What does it cost me?
- The pilot is free for participating inspectors. Longer-term pricing will be shaped with pilot participants.
